Services Provided:
EXTERIOR INSPECTION LIST:
1. Ensure all entrances are secure: perform visual check for evidence of forced entry vandalism, theft or
damage
2. Visual check all outside faucets and hoses for leaks
3. Removal of newspapers, flyers, packages, mail or other evidence of non-occupancy from exterior
4. Visual inspection of the roof and gutters from the ground
5. Visual inspection of the yard/landscaping to assure regular maintenance
6. Visually check the irrigation system to reflect appropriate seasonal settings as instructed by Owner if
applicable
INTERIOR INSPECTION LIST:
1. Visually inspect for signs of theft, vandalism, damage or other disturbance
2. Visually check that all windows and entryways are secure
3. Visually check the security system is set and working properly
4. Visually check that all inside lighting timers are set accordingly to Owner instructions if applicable
5. Visual inspection for signs of pest or unusual insect activity
6. Visual inspection of walls, ceiling, tubs, showers and sinks for evidence of water damage, leakage, or mold or mildew
7. Visual check and adjustment, if applicable, of the thermostat to correct temperature according to Owner instructions
8. Visually check the freezer, refrigerator, and disposal to insure they are working
9. Visually check that hot water heater does not have leakage
10. Visually check smoke detectors: If battery replacement required, upon Owner approval, manager shall hire handyman or equivalent technician to replace batteries at Owner cost.
11. Visually check fuse box for tripped breakers or evidence of a power surge
12. Visually check all toilets: If applicable, flush any toilets with low or no water level.
13. Visual inspection of the Heater/ Air Conditioner
14. Start and run automobile for up to 5 minutes (upon Owner’s request, at additional charge)
15. Water Plants (upon Owner’s request, at additional charge)
16. Visually check Pool and Pool Equipment: Upon Owner’s request and expense, request handyman or pool care technician service to add chemicals per owner’s instruction to hot tubs / pools (Manager does not check water levels or ensure that chemicals are balanced, this service may be performed by a 3rd party vendor at Owner’s expense)

How do we work
Our licensed and insured professionals will visit your property at least twice (2x) per month on a schedule and will visually inspect your home for general concerns as described in our service list to ensure that everything in the home is copacetic. We will provide you with a report via phone call and email, advising you of the observed condition of the house at the time of the inspection.
